    Feasibility Studies

    Exploring the potential of the project, assessing the development options, identifying planning constraints, and evaluating what is achievable in terms of design and of course, budget. This early-stage analysis helps our clients make informed decisions and lays a solid foundation for the project ahead.

    Planning & Permissions

    Securing the right approvals is an essential part of any project. We manage the full process, from submitting planning applications and listed building consents to handling conditions and other statutory approvals. This includes preparing all necessary drawings and supporting documents, liaising with cases officers, and tracking progress throughout.     Concept Design

    Working closely with our clients, we develop early-stage sketches, layout options, design ideas and ‘look-books’ to shape the look and feel of their project. This phase is about exploring potential and visual identity. During this stage we review, develop and challenge the brief, making sure we have exhausted possibility and have tested very option.

    Developed design

    With the concept design signed-off we develop a fully coordinated set of architectural drawings, material specifications, and detailed design information that includes the specification of finishes, fixtures, fittings, and equipment (FF&E). Every detail is considered, from material junctions to technical performance making sure the design is buildable, high quality, and aligned with our clients’ vision. We manage input from all third parties, such as our structural engineers, and coordinate the completion of statutory permissions such as Party Wall Awards and Building Control approval, aligning every element of the project.

    Technical design

    Once the design is completed we produce detailed tender and construction packs to give contractors the clarity they need for accurate pricing and then building. These documents not only outline the full scope of work, they also clarify where contractors interfaces with third-party suppliers and highlights any design elements that must be resolved on-site. This ensures a smooth, coordinated build process with well-managed site decisions.

    Tendering & Contractor Selection

    We help clients find the right builder. We prepare and issue tender documents, respond to contractor queries, and assess returns to ensure pricing is clear, competitive, and aligned with the scope. Our process supports informed decision-making so that our clients have all the information they need appoint a contractor who is well-suited to deliver their project to the required quality, budget, and timescale.

    Construction & Site Support

    During the construction phase, our role is to help ensure the project is delivered as designed. This includes regular site visits, coordination with contractors, and timely responses to on-site queries. On larger projects we work alongside the Contract Administrator acting as the client’s representative. Typically we monitor progress, review construction quality, and help resolve any design or detailing issues. Our ongoing involvement keeps the project aligned with the drawings, specifications, and contractual obligations.

    Handover & Project Close

    Our support doesn’t end at handover. With the main works competed, we produce the snag lists, coordinate remedial work and assist with final certifications. With project closed we review and help close the contractor’s final account. During the defects period, we remain available to make sure any outstanding issues are resolved smoothly.
