Project managment 

 

Managing a project can be complicated and frustrating, especially if you are busy juggling home and work lives and do not have the time or the inclination to manage everybody and everything. We provide a full project management service that extends well beyond the standard. 

 

Competitive tender

We produce full tender packs based on the project design, schedule of works and requirements our clients may have. We then co-ordinate and collate responses, set up reference checks, confirm insurance details and present the information to our clients. When the contractor is selected by our clients, we then complete the appropriate JCT contract paperwork, drafting any appendices and producing the contract pack. 

 

Neighbourly matters

Building works can become disruptive, frustrating and even stressful for neighbours - After all projects are outside their control. Sometimes issues arise or problems occur. So working with any appointed party wall surveyors we help make neighbours are kept informed and work with them to resolve any project related concerns.

 

Project monitoring, contractor liaison & snagging

This is the overseeing of construction from start to finish. We set up, attend and report on site meetings, manage issues or challenges on site and keep the contractors and 3rd party suppliers to plan. We assess variations, challenging extra costs and making sure they are fair and reasonable. Finally, when it comes to the finishing detail we produce and monitor completion of the snaglist and make sure all the operational and maintenance manuals are provided.

 

Programmes and plans

We produce project works programmes and procurement plans that are managed to keep the project moving. Sometimes a contractor produces their own plan. Most often we develop a plan with them. Either way we produce a detailed GANTT chart with activities linked and monitored. Over the project reporting period, for example every two weeks, we update the plan and report on progress highlighting good news and bad along with the steps needed to make bad news good. 

Running alongside the programme, our procurement plan makes sure that our client’s orders are managed and delivered to avoid delays on site. 

 

Project bookkeeping

This keeps track of all the project finances. The key parts are providing instruction on when payments are required, managing all invoices, recording all payments, keeping records of invoices, updating budget spend, managing variation costs. The valuations review site progress and making sure work is completed in line with the contractor payment plan.

 

Coordination of suppliers

This makes sure all third parties are paid on time, are booked in for work against our programme and deliver what we need when we need it. It also includes collating all guarantees or warrantees. Everything is run against the procurement schedule, all our clients need to do is pay the bills when they are ready.
